Job Title: Caretaker

Contract Type: Permanent

Salary: £16,216.64 Per annum (Pro rata)

Working Hours: Part Time – 25 Hours

Working Pattern: Monday - Friday 9am - 2pm

Location: Dover, Kent

The difference you will make as a Caretaker

You will support and assist Riverside Home Ownership (RHO) staff and deliver effective building and facilities management service for RHO managed schemes. Ensuring a proactive, effective, customer focused service is provided to residents at all times.

We are looking for someone with

• A broad secondary education is important. Candidates would usually be expected to have 3 GCSE’s or similar qualification.
• Some keyboard skills, IT competent
• One - two years’ experience working in a similar role or customer focused/care environment

Role Profile

• Be responsible for the defined caretaker functions in accordance with the relevant lease and RHOs policy and procedures.
• Deliver an excellent scheme-based service taking the lead on responding to resident queries, assisting your line manager to manage any reports of ASB, damage to property, neighbour nuisance, breach of lease.
• To be available to leaseholders as first point of contact for RHO, liaising closely with the residents and committee members to ensure effective delivery of quality estate services.
• Responding promptly to resolve complaints /queries on RHOs behalf.
• To provide effective gardening services to the scheme gardens, planted and court yard areas ensuring they are well maintained and free from rubbish.
• Undertake light cleaning duties as and when required.
• Carry out regular building inspections, identifying elements of maintenance required, report repairs and implement works maintain a high standard of cleanliness, safety and security.
• To report as necessary repairs and faults to communal areas and to carry out any basic repairs such as light bulb replacement in communal areas.
• Liaise with Contractors to ensure repairs are carried out quickly and efficiently. To post inspect repairs as required.
• Carry out Health and Safety (H&S) functions including fire alarm testing, emergency lighting testing and complete all fire testing logs. Check and follow up actions from H&S inspections and audits.
• Ensure leaseholders do not leave furniture, etc deposited in corridors or stairways ensuring all
• fire escape routes are free from obstructions. All communal doors and windows to be kept in working order, ventilate stairways as required.
• Ensure all service contracts operate effectively, monitoring on a regular basis.
• To participate in own development via supervision, performance reviews and relevant training.
• To carry out duties appropriate to this post.
• To provide high quality, customer orientated service, championing ‘Riverside Service Style’ practises.
• Participate in the work of the Divisional team, encouraging innovation.

Essential

Knowledge, Skills and Experience

• A broad secondary education is important. Candidates would usually be expected to have 3 GCSE’s or similar qualification.
• Some keyboard skills, IT competent
• One - two years’ experience working in a similar role or customer focused/care environment
• Must be capable of setting priorities and working under pressure.
• Demonstrates self-motivation and has the ability to make own decisions and manage workload unsupervised at times
• Experience of dealing with demanding and difficult customers
• Cleaning / Gardening experience

• Familiar with block management, Health and Safety requirements, raising, completing repairs.
• Good communication skills, ability to convey key messages clearly and effectively, adapting style of communication according to the needs of different customers.
• Working towards Key Performance Indicators
• Ability to use a problem solving approach to respond appropriately to a wide range of enquiries
• Experience of dealing with customer complaints
